Builder-side Preconstruction PM role on complex commercial projects. Site experience and strong buildability knowledge required
A Melbourne-based commercial builder is seeking a Preconstruction Project Manager who understands how jobs actually get built. This role is suited to someone who has come off the tools, or has spent significant time on site, and can look at drawings and immediately see what will - and won't - work.
You'll be involved early, working with site teams to lock in methodology, sequencing, and buildable solutions before projects hit the ground.
Projects are technically detailed and fast-moving, across:
Commercial workplaces and office fit-outs
Technology and specialist environments
Education and institutional facilities
Health and life sciences
Retail and mixed-use projects
These are coordination-heavy jobs where early planning and practical thinking make the difference.
This is a hands-on preconstruction role with a strong delivery focus. You will:
Review design documentation with a site-first mindset
Identify buildability issues, access constraints, and sequencing risks early
Work with site managers and foremen to develop realistic construction methodologies
Price and scope trades with a clear understanding of how the work will be delivered
Lead tenders, cost plans, and value engineering exercises
Set projects up properly before handover to construction
You'll have:
Experience working for a commercial builder (non-negotiable)
A background on the tools, or strong site management experience
The ability to read drawings and spot issues before they become problems
Practical knowledge of construction sequencing and trade coordination
Confidence dealing directly with subcontractors and site teams
A solutions-focused approach
