Azure Development Group continues to reshape Southeast Queensland’s urban fabric with an exciting new proposal that brings a blend of lifestyle, community, and contemporary design to the Sunshine Coast. In early May, the Brisbane-based developer submitted plans to Sunshine Coast Council for a major residential project—206 luxury townhouses —on a premium 5-hectare site at 77 Power Road, Buderim.

Positioned just off the main road leading to the region’s renowned beaches and backing onto the Sunshine Motorway, this parcel is zoned for medium-density living. Purchased for approximately $18 million in 2023, the development marks a significant and considered investment into the Coast’s booming property market.

The proposal, crafted by Jared Poole Design, offers a diverse mix of townhomes ranging from one to four bedrooms in two-storey layouts, with an impressive 36 different façade styles to suit a wide range of homeowners—from downsizers to young professionals and growing families. These homes will be nestled within a thoughtfully designed community that puts connection, recreation, and wellbeing at the heart of the experience.

At the centre of the development lies a lush communal green space, complemented by state-of-the-art facilities curated to foster an active and connected lifestyle. Future residents can look forward to enjoying a pickleball court, swimming pool, gym, office spaces, a recreational lawn, sauna, steam room, and both hot and cold plunge pools. The landscaping, led by Laud Ink, will feature significant green buffers along the motorway to enhance privacy and create a calming natural barrier.

This announcement builds on Azure’s momentum, following the commencement of their Ember project—74 upscale terrace homes currently under construction in Augustine Heights, within the Ipswich region. Valued at $60 million, the Ember development is being delivered by Azure’s in-house construction team and features its own “AClub” lifestyle precinct, complete with a resort-style pool and family-friendly amenities like a kids’ splash zone and sun deck.

Azure’s strategic direction continues to focus on medium-density residential developments, offering a compelling alternative to traditional detached housing—particularly as Queensland’s population grows and demand for quality, well-located housing intensifies. Their track record also includes smart portfolio management, such as the recent sale of a city-fringe site in Fortitude Valley, where they had proposed an 18-storey office tower in Brisbane’s trendy James Street precinct.

For the Sunshine Coast, Azure’s Buderim proposal is another strong signal of the region’s evolution. With migration from southern states continuing, and coastal lifestyle destinations like Buderim in high demand, developments that combine luxury, livability, and communal design are likely to be well received.
