South Brisbane’s skyline is set to receive a monumental transformation, with Aria Property Group unveiling an inspiring vision for a masterplan that reimagines the Kurilpa Growth Precinct. This bold project comprises three striking towers of 23, 38, and 50 storeys, poised to redefine Brisbane’s cultural heartland.
The proposal, lodged with Brisbane City Council, marks a significant shift from Aria’s previous plans for the site, which included three mid-rise office buildings and a 17-storey tower. Brent Liddell, Aria’s development director, attributes the evolution to a combination of fortunate acquisitions and the introduction of the Kurilpa Temporary Local Planning Instrument (TLPI) in 2023.
With the additional Edmondstone Street landholdings, Aria seized the opportunity to think bigger. “The 7300-square-metre site allowed us to reimagine the project,” Liddell explained. “The Kurilpa TLPI provided incentives to deliver much-needed residential housing, and we took the chance to craft something extraordinary.”
The masterplan blends innovation with heritage, featuring 678 apartments, a 216-key hotel, and over 1000 car parking spaces, while dedicating significant attention to the area’s architectural history. Two iconic buildings—Malouf House and the Art Deco Bond’s Sweet Factory—will be meticulously preserved. These structures, steeped in Brisbane’s history, will integrate seamlessly with the modern towers, fostering a dynamic interplay of old and new.
The site will also boast a public park encircled by the three towers, creating a vibrant green space for residents, visitors, and the community. This approach underscores Aria’s commitment to sustainability and design excellence, key principles of the Kurilpa TLPI.
Collaboration has been pivotal to the project’s development. Renowned architects Richards and Spence and Bates Smart have partnered with Aria to bring the vision to life. By opting for three towers instead of the originally conceived four, the design team achieved a harmonious balance between density, functionality, and aesthetics.
The revitalised precinct will also feature retail and commercial spaces alongside laneways that celebrate Brisbane’s burgeoning al fresco dining culture. With Fish Lane nearby already known for its culinary flair, the project is set to enhance South Brisbane’s reputation as a lifestyle destination.
Liddell emphasises Aria’s deep connection to the area. “This site is diagonally opposite our offices, and we’ve long envisioned its potential,” he said. “While the process took longer than expected, it’s been worth the wait. We’re thrilled to contribute a project that reflects both our roots and the future of Brisbane.”
As this ambitious masterplan unfolds, it promises to bring not just architectural innovation but also a legacy of thoughtful urban design, enriching South Brisbane for generations to come.
